Financial Protection

We provide financial protection for your money when you buy an accomodation rental with us, and we also provide protection for villa holidays. Details of the applicable protection will be made clear at the time of booking.


Foreign Travel Advice (for UK residents)

Before you travel, please review the official Foreign travel advice for your destination. This UK government resource covers safety and security, local laws, entry rules (including passport and visa guidance) and health advice for Italy, Croatia, Greece and Spain.

You should check this advice both when booking and again shortly before departure, as requirements can change at short notice.


Local Taxes & Charges

Some destinations apply local government taxes or mandatory fees that are not included in your holiday price. Where applicable, these are usually collected by your accommodation upon arrival or during online check-in, and the amount can vary by region, season, length of stay and accommodation category.

Italy:Many municipalities apply a nightly imposta di soggiorno (tourist tax). Rates and rules are set locally and can differ from city to city. Your villa documents will indicate if a tax is due and how it is paid on the spot.

Greece:A nationwide accommodation levy known as the Climate Resilience Fee applies to hotels, villas and short-term rentals. The amount depends on the property type/category and season and is charged per night by the accommodation.

Spain:In certain regions (for example the Balearic Islands and Catalonia) a sustainable tourism or stay tax may be charged per person, per night, with specific rates and exemptions set by the regional/municipal authorities.

Croatia:A tourist tax is generally payable for overnight stays. Amounts and any reductions/exemptions are determined by national and local regulations and are normally collected locally by the accommodation.

Important: Where we are informed in advance, we will show any known local taxes on your travel documents. However, these charges can be introduced or amended by local authorities at any time and are payable by guests directly if due.


Passports & Visas

It is each traveller’s responsibility to make sure they meet the passport, visa, health and immigration rules for their itinerary and country of residence/departure. We can provide general guidance, but you must check the latest position for your personal circumstances using official sources.

British passport holders travelling to Italy, Croatia, Greece or Spain

Your passport typically needs to be issued less than 10 years before the date you enter the EU/Schengen area and be valid for at least 3 months after the day you plan to leave. Always confirm current rules before you travel via the UK government pages.

EES & ETIAS

The EU’s new Entry/Exit System (EES) started on 12 October 2025 and is being rolled out gradually to April 2026. On first entry, most non-EU travellers (including British nationals) have fingerprints and a photo taken; future trips should be faster once registered.

ETIAS (a pre-travel authorisation for visa-exempt visitors) is expected to start in the last quarter of 2026. When in force, most British visitors will need to obtain ETIAS approval online before travelling.

Where to check

Use the UK Foreign travel advice for destination rules, and the UK passport pages for validity/renewal. For visas and authorisations, consult the official pages of the relevant country or the EU.

Tip: Requirements can change and processing can take time. Please verify your documents well in advance of departure, and ensure children travel with their own passports.


Health Information

Some destinations have compulsory or recommended vaccinations and health precautions. We recommend seeking personalised advice from a healthcare professional (GP, practice nurse, pharmacist or a travel clinic) ideally 8 weeks before departure. Travel Insurance & Additional Cover

We strongly recommend taking out comprehensive travel insurance as soon as you book, including cover for cancellation, medical assistance and repatriation, baggage, and any villa security deposit where applicable.
