Villa Acquaviva is a comfortable country house with a private pool and gym on the Tuscany-Umbria border near Lake Trasimeno.

There is a large, scenic garden that looks out on charming Lake Trasimeno, with a beautiful pool for cooling off on hot summer days. Not only that, there is an outdoor space furnished for al fresco dining, with a barbecue, wood-burning oven, and panoramic views of Lake Trasimeno and the countryside.
Renovation at Villa Acquaviva was completed in the summer of 2023. The villa has renewable energy and two floors of comfortable modern furnishings. It offers amenities such as air conditioningin all of the bedrooms and the living room; Wifi internet; and a well-appointed kitchen. Enjoy your meals in the spacious dining area, or on the scenic furnished outdoor veranda that also has loveseats and arm chairs.
The house has comfortable, well-finished spaces; 6 bedrooms (each with a private bathroom); and a room with a double sofa bed to accommodate 12-15 people.

About 2 km from the property are the charming villages of Panicale and Paciano, with restaurants and shops of all kinds.
The pool at Villa Acquaviva deserves a special mention: it has sweeping panoramic views and a relaxation area with two waterfalls. Water overflows from the infinity edge into a shallow pool below with easy walk-in entry. This second pool is perfect for children. An automatic cover keeps the pool clean and maintains a pleasant temperature even in spring and autumn.

Excellent villa - recently built to high standard. Everything works well except kitchen hob/extractor (mind your head). Pool and outside area superb. Location is probably slightly too far to walk to Panicale (although we did once) - but only minutes by car. Superb town with 4 excellent restraunts. The family which own and run the property are extremely helpful and welcoming. We have stayed at 8 villas in the general area and this is the best so far. Grazie mille Roberto and family ...

The property was beautiful and very clean, with amazing views, lovely rooms and bathrooms. We felt an outside covered seating area down by the pool for eating out lunch and dinner would have worked really well, as it was very hot and not much shade, the upper covered seating area was often in sun making it too hot for eating. Fantastic, best pool ever. Owner Very helpful, kept in touch all the time and responded when we had any issues, 10/10.

What an amazing place! The photos don't really do it justice. An amazing greeting from the family & Miwa, who took the time to welcome us at the house on arrival, and show us around the whole place. The place is spotless, technology advanced with proper coffee machine, pool house next to the pool and more! Roberto was easy to communicate with, and we would highly recommend this place. 5*

We have just returned from a wonderful holiday at Villa Acquaviva. The views from the outdoor terrace and pool are fabulous. We enjoyed using the bbq, outdoor terrace and pool area everyday - and there is a separate kitchen and toilet that is located by the pool.
We were a group of 7 adults and we enjoyed the walk to Panicale which is a very old, authentic Italian hilltop town - we enjoyed coffee in the piazza, and an evening meal on the terrace of Hotel Rastrello. It is quite a steep hill from the villa to the main road, but we are all reasonably fit adults so did not find it a problem.

Sehr angenehmer Aufenthalt in einer tollen Unterkunft mit wunderschönem Pool in ruhiger Lage. Roberto als Eigentümer war sehr freundlich, jederzeit erreichbar und stets bemüht, dass alles einwandfrei ist. Zum Entspannen absolut zu Empfehlen ????

Spectacular house with stunning views that I could look at all day. The pool is fantastic and the house is appointed with every amenity. Can’t wait to go back. You do have to be prepared to drive although Panicale and Paciano, which are both very picturesque are only a few minutes away and have some good eateries, the nearest supermarket is a 10 or 15 minute drive. Roberto and Miwa had loads of great tips and advice on what to see and how to get around.

This house was one of the best we've ever rented in Italy. With both the outdoor areas, the pool and the spacious house, it worked really well for our holiday with 8 people. Moreover, it is easy to walk to Panicale(appr. 25 min), a very nice and typically Italian village with restaurants, bars, chemistry and so on.
